Primary investigations will show whether a particular property falls within the scope of the Housing Act 2004 and if it is required to have an EPC for the prospective marketing of the property.

The energy performance certificates (EPC) are required be carried out to conform with the new legislation in accordance with the housing act 2004 and the European energy performance of buildings directive (EPBD). Initially, they must be included in a home information pack for any property with 4 or more bedrooms marketed from the 1st August 2007. From the 10th September 2007 this was expanded to include all properties with 3 bedrooms or more, and since the 14th December 2007, an EPC is now required for all properties that are marketed.

Following the inspection, the property will be given an energy rating between the values of A and G, with A having the status of an outstanding rating, G being a very poor rating. This will be followed up by the Domestic Energy Assessor providing advice on how to increase the energy rating of the property and also to reduce carbon dioxide emissions and reduce energy costs.
