Compass Lettings was launched in 2011 after the acquisition of locally based lettings company Edward House Properties in 2010.
Originally Edward House Properties emerged from the JWM Group portfolio that over the years have provided affordable rental accommodation to clients in the Bedford and surrounding area. Compass intend to continue their ethos of providing an efficient, affordable and caring rental service to the community with an aim to build on their earlier success and to grow the lettings portfolio.
The Compass Team have extensive experience in residential rentals and can offer all aspects of lettings advice.
Compass Lettings offer the usual services to Landlords such as rent guarantee schemes, property insurance, gas safety certificates, EPC’s etc. Periodic inspections are carried out and the landlord is provided with an inspection report regarding the property state and condition.
Compass Lettings provide a free rental assessment service and offer advice on those considering a buy to let property. For all aspects of Property Management whether Full Management or Find a Tenant Service you can be assured of a complete service at Compass lettings at very competitive rates. Our guarantee is ‘No tenant – No fee’ – you pay nothing until Tenants have been secured.
Compass Lettings is supported by an efficient team of Electricians, Plumber, Decorators, Gardeners, Carpenters and general Maintenance Personnel who can be made available to the Landlord at short notice.

Compass Lettings Fees (Landlords & Tenants)
TENANT COSTS AND INFORMATION
A holding deposit of one week's rent is required to reserve a property - this will be offset against the first month's rent. Please note that this will be withheld if any relevant person withdraws from the tenancy, fails a Right to Rent check, provides false or misleading information or fails to sign a tenancy agreement within 15 calendar days.
A tenancy deposit is also payable and is usually the equivalent of 5 weeks' rent unless otherwise specified. The deposit will be securely held within the H.M. Government-approved DPS (Deposit Protection Service) scheme for the duration of the tenancy.
Unpaid rent - interest at 0.75% above BoE base rate from rent due date until payment is received. (Levied after the account is more than 14 days in arrears).
Replacement keys - £25 inclusive of VAT
Variation of tenancy - £60 inclusive of VAT
Early termination – should a tenant wish to leave their contract early they will be liable for the Landlords re-let costs in addition to all rent due under the tenancy until the start of the replacement tenancy
Basic Referencing - Free within the initial set up charge
Homelet Referencing - £60 per applicant
Initial set up charge - £180.00 inclusive of VAT
Homelet Rent Recovery Plus policy - £320 including IPT
The Fully Managed service is charged at 10.8% inclusive of VAT
The Find a Tenant service is charged at 120% of 1 month’s rent inclusive of VAT
Tenancy Renewal Fee - £75.00 inclusive of VAT
Deposit Registration - £36.00 inclusive of VAT
Third-Party Reference Fee - £30.00 inclusive of VAT
Rent Guarantee Administration Fee - £12.00 inclusive of VAT
Duplicate Monthly Rent Statements - £20.00 inclusive of VAT
Duplicate Annual Rent Statements - £30.00 inclusive of VAT
Final Inspection for Find A Tenant - £120.00 inclusive of VAT
Key Cutting - Cost of keys plus £10.00 administration fee.
